After an initial consultation with our client to understand the level of investment & support needed, initial ideas on the type of property they would like to secure, and advice on the predicted tenant we would attract, we got to work.

We soon identified a number of properties and shortlisted a handful to view on the landlord’s behalf. Our experience allows us to very accurately select and advise on rental valuations, identify minor or extensive refurbishment work needed & anticipate the landlord compliance needed, however, we always visit any shortlisted properties in person to ensure we can be as confident as possible before any formal interest is expressed.

After a successful offer was accepted, our client soon became the proud owner of a delightful one-bedroom property in the heart of Meadowbank, EH7 area. We then managed the minor refurbishment project to enhance the property’s appeal so that the landlord could attract the best quality tenant.

The time came for us to do what we do best – find a tenant. We worked on the marketing to advertise the property resulting in securing a happy tenant and successfully generating £925 per month.

After a £175k investment, rent at £925 per month generates a healthy 6.3% yield with additional capital growth potential.
